Property tax tracking, done for you.
Qubo tracks every cost, every depreciation claim, every CGT event, and every state land tax bill for your investment property portfolio, so the numbers your tax agent needs are ready on the 1st of July, not the 30th.

Dashboard preview
We do the tax bookkeeping. You get back to your life.
Qubo runs in the background as you live with your investment property. Every cost, every rent payment, every depreciation claim is captured and treated correctly the first time.
We track your property taxes
CGT cost base, depreciation schedules, land tax across all seven states, calculated continuously, not in a panic on 29 June.
We manage it automatically
Alerts before deadlines. Compliance calendar by state. EOFY reports generated in seconds, not days.
We support real accountant collaboration
Invite your tax agent. They review, annotate, work through the queue, and lodge, without the PDF chain.
An account for every investor and every structure
Whether you own one apartment or run a multi-office accounting practice, the platform models the structure correctly from day one.
Individual
One investor, one or many properties, owned personally.
Discretionary trust
Family trust with discretionary distributions to beneficiaries.
Unit trust
Fixed-interest trust with unit-holder distributions.
SMSF
Self-managed super fund (LRBA + 33.33% CGT discount supported).
Joint venture
Two or more co-owners with apportioned income and expenses.
Company
Investment held by a corporate entity (no CGT discount).
How it works
Three steps, then your accountant gets the numbers and you get back to your life.
- 1
Set up your entities and properties
Add the investment entity (yourself, a trust, a company, your SMSF) and the property. The platform asks the right questions for each structure: discretionary trusts get beneficiary fields, SMSFs get LRBA fields, joint ventures get co-owner shares.
- 2
Record your transactions
Log income, expenses, and capital costs as they happen. Upload receipts to the document vault, classify maintenance with a 5-question wizard, and the platform applies the right tax treatment behind the scenes: Division 40 vs Division 43, deductible vs cost-base addition.
- 3
Generate your EOFY reports
At the end of the financial year, generate the audit pack: tax summary, CGT schedule, depreciation schedules, land tax assessments, and supporting receipts. One ZIP file, ready to hand to your tax agent.
Everything your portfolio needs
Built around the Australian tax system, not a generic accounting tool with property bolted on.
CGT cost-base tracking
Real-time cost base by Element 1–5. Discount eligibility uses the contract date, not settlement (s115-25 ITAA 1997). Division 40 and Division 43 split correctly.
Land tax calculator
All seven Australian states plus the NT-suppression rule. Annual reassessment as values, thresholds, and surcharge rates change.
Depreciation schedules
Upload a Quantity Surveyor report or add Division 40 assets directly. Low-Value Pool, prime-cost and diminishing-value methods supported.
Maintenance classification
Five-question wizard determines if a cost is a repair (deductible), initial repair (cost-base only), capital improvement (Div 43), or plant and equipment (Div 40). The right treatment, every time.
EOFY audit pack
Thirteen-section ZIP with every workpaper your accountant or SMSF auditor will ask for. One-click export, structured for tax-agent lodgement.
Accountant collaboration
Invite your tax agent. They annotate transactions, approve classifications, work through the review queue, and lodge from the audit pack. No more PDF email chains.

How we safeguard your data
Tax records are sensitive. We've built the platform like the compliance and security infrastructure your accountant's firm uses.
Stored in Sydney
Your account, property and financial records, and the documents you upload, are stored in AWS's Sydney region (ap-southeast-2).
Bank-level encryption
AES-256 encryption at rest, TLS 1.3 in transit. Tax File Numbers and ABNs encrypted with dedicated keys.
7-year record retention
Records retained for the period required under s262A ITAA 1936. Soft-delete on every financial table. Nothing is permanently destroyed without your action.
We calculate and track. Your tax agent advises and lodges.
Qubo is not a registered tax agent under the Tax Agent Services Act 2009 (Cth). The platform produces calculations for your records; tax advice and lodgement remain the work of a registered tax agent. We support your accountant's workflow. We do not replace it.
