How Qubo works

From property purchase to EOFY tax pack: the workflow, in detail.

How it works

Three steps, then your accountant gets the numbers and you get back to your life.

  1. 1

Set up your entities and properties

Add the investment entity (yourself, a trust, a company, your SMSF) and the property. The platform asks the right questions for each structure: discretionary trusts get beneficiary fields, SMSFs get LRBA fields, joint ventures get co-owner shares.

  2. 2

    Record your transactions

Log income, expenses, and capital costs as they happen. Upload receipts to the document vault, classify maintenance with a 5-question wizard, and the platform applies the right tax treatment behind the scenes: Division 40 vs Division 43, deductible vs cost-base addition.

  3. 3

    Generate your EOFY reports

At the end of the financial year, generate the audit pack: tax summary, CGT schedule, depreciation schedules, land tax assessments, and supporting receipts. One ZIP file, ready to hand to your tax agent.

Step 1: Set up structure first, properties second

The tax treatment of every dollar depends on the structure that holds the property. Get the entity right at the start and the rest of the workflow has the correct foundation.

  • Entity-first onboarding

Individual, joint, family trust, unit trust, SMSF, corporate trustee, bare trust: each has its own set of fields, beneficiaries, and tax-treatment defaults.

  • Progressive disclosure

You only see the fields that apply to your structure. SMSF members are asked for fund details; discretionary trust beneficiaries are asked for distribution percentages.

  • Property under entity

Add the property after the entity. Address, contract date, settlement date, purchase price: the foundation for every CGT calculation seven years from now.

Step 2: Capture transactions as they happen

The platform's job is to be there in the moment, not at the end of the year. Every cost goes in once, gets classified correctly, and is ready for the tax pack.

  • Maintenance classification wizard

Five questions decide if a cost is a repair (deductible), an initial repair (cost-base only), a capital improvement (Div 43), or plant and equipment (Div 40). No more "is this deductible?" Slack messages to the accountant.

  • Document vault

Every receipt, every contract, every QS report uploaded once. Linked to the transaction. Retrievable at audit time.

  • Notification engine

Land tax assessment due. Lease renewal approaching. Fixed-rate loan rolling off. The system flags the action; you do it.

Step 3: EOFY without the panic

The audit pack is generated, not assembled. Hand it to your tax agent and the lodgement workflow is a review, not an excavation.

  • EOFY tax summary

Per-entity, per-property income statement. Apportionment shown. Deductions categorised. Ready for transcription to the lodgement system.

  • CGT schedule

For every disposal in the year: contract date, sale price, cost base, capital works claimed, discount eligibility, gain or loss. The workpaper your accountant needs.

  • Audit pack ZIP

Thirteen sections, one file, retained on your account. The same pack your SMSF auditor would ask for, before they ask.
